Mission Statement/Contact Us

My name is Megan McGinnis.  I have had my own real estate investment company since moving here to the South Bay from Chicago 4 years ago.  I have spent my time doing the lecture circuit to get educated and have met many wonderful people.  I am a seminar junkie. 

Nevertheless, I find that I'm one of the few people who actually puts into action what I learn.  I have bought tax liens in my home state of Indiana so that I can write off my trips home to see family.  Some of those liens turned into deeds and I'm now the proud owner of property for pennies on the dollar. 

Similarly, I attended a teaser course on probate real estate and did my first deal in probate after a few quick months of hard work.  (My biggest lesson from this strategy was that I could not do the mailings and still have energy left over to talk to the families or pursue the real deal-making aspects of the transactions.  When I found SendOutCards I was elated!)

One of my current projects lies in St.Louis where I am capitalizing on the REO market there and turning distress into livable housing for locals and
fortune for myself.  

I have found that people tend to suffer from paralysis of analysis and would prefer to attend another seminar in search of something, anything, that would release them from this inertia but it usually doesn't. Primarily because this is not easy money, as much as the gurus try to promote that fantasy.

I created this website to help people.  I have posted some tools that I currently use to DRIVE my real estate business.

F-Focus-List of regular tasks. Identify most valuable  thing you can do and do it over & over.

O-Outsource menial tasks like mailings; use interns to help; partner & split.

R-Record-Keep stats &  create operation manual.

C-Consistancy-Systematize & schedule your time;
create consistent, repeatable routines.

E-Evaluate-Review your stats & make adjustments. Continue to do what's working!


Finally, I'd like to offer some advice: You won't know all the answers to all the questions before you get the deal done so don't get bogged down by the details as they will sort themselves out.  A good escrow officer (who specializes in creative real estate solutions) can help you formulate those plans and supply the paperwork as you go so get a good one on your team today and start doing deals instead of attending another seminar this weekend.
